The Property’s location provides immediate access to an interlacing web of seven converging interstate highways, serving 152 major metro markets and two-thirds of the nation’s population by truck in one day. The expansion of I-69, linking parts of the “NAFTA highway,” passes directly through the Memphis MSA, connecting the nation with two of its largest trade partners, Canada and Mexico. Completion of I-69 as an international trade corridor will provide improved access to the highway system from Marshall County.
The major interstate highway adjacent to the Property, I-269, is the largest Mississippi Department of Transportation construction project to date. Intended to form a 60-mile horseshoe around Memphis proper, the highway will serve as a bypass to connect to Interstates 40, 55, and 69. The first 4.5-mile stretch of I-269, extending from Mississippi Highway 302 near Byhalia in Marshall County is adjacent to the Property, and opened to traffic in October 2015. The remaining sections of the 30-mile I-269 loop are expected to be completed by fall of 2018. Once complete, the interstate will transform the largely undeveloped North Mississippi route into a logistics destination. I-269 will connect the eastern and western parts of the U.S. via I-40, and the north and south via I-55, and the I-69 from Toronto, Canada to Monterrey, Mexico.
